Work to Start Soon on Commercial Redevelopment Scheme for South Tyneside

North East developer Modo Bloc has secured planning permission for a £3m commercial property development, set to bring much-needed jobs to South Tyneside.

The Newcastle-based developer has received the green light from South Tyneside Council to redevelop a brownfield site off Claypath Lane and the A194, in South Shields.

Modo Bloc intends to build three 1,205 sq ft units as well as a Starbucks Drive Thru store with EV charging bays. One of the units has already been let and the other two can be let separately or amalgamated to create a space of 2,410 sq ft.

The development is now out to tender for a contractor with the project expected to create up to 30-40 jobs once fully completed and let. Construction is expected to start before the end of the year, with practical completion likely for mid-2024.

George Jenkins, MD of Modo Bloc, explained: “The site has been abandoned for some time, so we are excited to be breathing life back into this area. It's the perfect roadside location for modern, high-demand business units and we’re already receiving widespread interest.”

The professional team that designed and secured planning included IMA Architects, Carter-Smith Planning Consultants, RWO Associates, FALCO Ecology Ltd and NJD Environmental Associates.

Modo Bloc is already looking at other commercial development opportunities around the region.

Earlier this year, Modo Bloc secured planning permission from Sunderland City Council to redevelop a brownfield site adjacent to Kings Road and Sunderland Road. The £2.1m development is to build two units – a 4,000 sq ft unit for Tesco and a 1,200 sq ft unit for Cooplands. The development is expected to create up to 20-30 jobs once fully completed and let.
